An Electrical Installation Condition Report (EICR) is a formal inspection of the fixed wiring and electrical installation in a property. It assesses the safety and condition of the installation against current standards — BS 7671:2018 (18th Edition Wiring Regulations) — and issues a graded report with an overall Satisfactory or Unsatisfactory outcome.

Is an EICR a legal requirement for landlords?
Yes. Since 1 July 2020 all private landlords in England are legally required to have a valid EICR carried out and provide a copy to existing tenants within 28 days, and to new tenants before they move in. How long does an EICR inspection take?
A typical 3 to 4 bedroom house takes 2 to 4 hours. Larger properties, HMOs, homes with multiple consumer units, or older installations such as pre-1970s or aluminium wiring may take longer. What do the EICR codes C1, C2, C3 and FI mean?
EICR codes tell you how serious each observation is. C1 means danger is present and immediate action is required. C2 means potentially dangerous and urgent action is needed. C3 means improvement is recommended but the installation isn't immediately unsafe, and this doesn't fail the report on its own. FI means further investigation is needed before a final assessment can be given. Any C1 or C2 codes result in an Unsatisfactory report. C3 and FI codes only give a Satisfactory result with recommendations.

What happens if my property fails the EICR?

As a landlord you'll need to provide written confirmation to both the tenant and the local authority that the work has been done. How often do homeowners need an EICR?
There's no legal requirement for owner-occupiers, but the IET and NICEIC both recommend one every 10 years or when a property changes hands. Many mortgage lenders and insurers now ask for a valid EICR, especially for older properties.
